The Importance of Floor Plans

The inclusion of a high quality set of floor plans on your property’s details, showing the layout and dimensions, you will not only provide something extremely useful to potential buyers but will have the added benefit of saving yourself time and unnecessary stress.

Buyers prefer to view a few properties at a time and then compare them to see which best suits their needs. The downside of this approach is that at the end of a busy day of viewings the characteristics of the individual properties become a bit blurred in the memory. Simply looking over a list of room names and measurements is not likely to bring it all flooding back. If your property is the only one of the bunch that has a set of floor plans on the details that is the one they are most likely to recall.

Many buyers these days are looking for a property with potential. The possibility of extending makes it viable for a family to buy a smaller property than they need with a view to remodeling it to their personal requirements. The potential in your property will become more evident if the buyer can see a plan of the current layout and build their own plans around it. We have often helped buyers to visualise the potential in a property by drawing out a revised floor plan for them.

Floor plans are also a useful tool for filtering out unsuitable potential buyers. Your 3-bed semi may sound ideal for a buyer but if they have their heart set on a large through lounge and you have front and rear reception rooms divided by a staircase yours will not be the house for them. This wouldn’t come to light by scanning a standard set of details but if your property’s details contained a set of floor plans you would save the time and stress of an unnecessary viewing.
