You might not think of Christmas as a traditionally buoyant period for property sales but it is actually the perfect time to put your home on the market.

Christmas is one of the few times during the year when most people have some guaranteed time off work. And once all the crackers have been pulled, the turkey devoured and the last slugs of wine have been drunk, people tend to turn to their tech and browse the internet. Online shopping sites see a huge surge in traffic on Boxing Day when the festive spirit starts to turn to boredom and the annual sales begin. However, property websites experience the same rush of online traffic – there’s essentially a captive audience and vendors should be ready.

However, it’s not just the availability of browsing time that sees people rushing to property sites on Boxing Day – it’s often the realisation that their current property is not ticking all the boxes. Christmas is a classic time for big get-togethers. And many people find that after inflating camp beds to squeeze family members into the box room, or trying to fit ten people around a four-seater dining table, they come to the conclusion that they need to start looking for a bigger place. And with the family all at home it’s easier to have sensible discussions and then start the search together.

For vendors, this bonus boom means getting organised well in advance of the festive period. The build-up to Christmas is always fraught with multi-tasking and adding a potential house sale into the mix might seem like a step too far. However, if you plan ahead you could see your house take prime position while others hold back until the New Year.

It’s also important to remember that estate agents like to have a break over Christmas too, so start the conversation with plenty of time to spare.
