Spring is traditionally the busiest time of the year in estate agency. It is not unusual for us to take on half our new instructions for the year during the months of March, April and May. There are good reasons for this including warmer weather for viewings, gardens coming back to life and little interruption from holidays, however, there are some disadvantages with putting your property on the market at the same time as most other people.

Competition is fierce in the spring. Unless your house is unique prospective buyers are likely to have several more similar properties to view before they make their choice and buyers are happy to put in the effort in the spring sunshine.

The current market conditions have lead to not enough good quality properties being available to satisfy the demand leading to sales being agreed in record times at excellent prices. How long such a favourable environment for sellers will continue is unclear with expected interest rate rises and an increased supply of property expected in the spring.
