The Secret to Finding Reliable Tradespeople

It’s important to remember that once your property is let it will become your tenant’s home and under the terms of the tenancy agreement as Landlord, you are responsible for maintaining your property, together with the installations and appliances provided.  Your tenant would be liable for any fault or damage resulting from misuse.

So what is the secret to finding reliable tradespeople to carry to out repairs and maintenance at the property?

If you are a Landlord, managing your property yourself and need to appoint a contractor to carry out maintenance or repairs you may find the mnemonic REQ-SIC useful:

R = Recommendation or referral
It is often a good starting point to use a contractor recommended by a colleague or friend whom they have had a good experience with. They should be able to comment on their standard of work, reliability, punctuality, knowledge and price

E = Experienced
It is wise to appoint a contractor with enough experience in the area of work.  For example; A cleaner with experience in carrying out pre-tenancy cleans will know the specification expected by Landlords and tenants.

Q = Qualified
Make sure the contractor is qualified. A plumber dealing with Gas applicences should be registered with Gas Safe (formally CORGI) and an electrician should be NICEIC qualified.  Contractors should be able to provide proof of such qualifications.

S = Specialists
For some jobs (but not all) a specialist is by far the better option. 
By appointing a specialist you are doing your best to ensure the job is done properly and efficiently.
An example is appointing a standard oven cleaner to clean an AGA oven would be a false economy. AGA’s have enamel and should not be cleaned with caustic products.

I = Insured
This is often overlooked, however any tradesperson in your property could have an accident or mis-hap, and cause costly damage.  Any professional contractor will have Public Liability insurance which will cover them in the event they are sued for damages.

C = Competitive
It is worth remembering, the cheapest quote is not always necessarily the best quote.  If all of the above points are not considered, there is always the chance they could just be quoting low to get the job.
If any problems subsequently arise, or when you realise the job is not up to scratch, your calls for re-dress could go un-answered, leaving you out of pocket along with dissatisfied tenants.
